Some SOLID takeaways here

I have seen 2 agents post this on different Facebook groups and I do not know who was the author.
Some SOLID takeaways here … This is from a real estate agent and worth the read, especially as you consider what you want 2020 to be like ~ for you and your business, too.
28 things I learned from selling real estate for 5 years and selling over 260 homes.
1.) Working on yourself is the highest paying investment.
2.) Your self esteem and self worth are a strong reflection of your income.
3.) Hiring an assistant is the 2nd best investment to make.
4.) It’s worth working with everyone instead of against them. Agents, title reps, loan officers, etc.
5.) There is a big difference between the transactional needs of a client and their emotional needs.
6.) There is so much to learn from each one of your clients. Their experiences, their stories.
7.) Old people are especially worth listening to.
8.) Relationships are worth building.
9.) It really pays to do the right thing for your client.
10.) A CRM is worth having. And using it to keep track of the details.
11.) It’s not worth sacrificing an important family event for work.
12.) A satisfied client is a very effective salesperson.
13.) Getting good at selling houses isn’t a sophisticated process. It’s just our heads that make it that way.
14.) I left a lot on the table. Because I wasn’t thinking big enough.
15.) You forgot about the work. However, you remember missing family time, hobby time, time with friends, etc.
16.) It actually pays to have a life. My income went up when I started taking more vacation time. It helps to bring more energy to the table.
17.) A small town is extremely well connected.
18.) Who you know is more important than what you know.
19.) A good attitude pays off.
20.) Sadly being on time is a competitive advantage.
21.) Your word matters.
22.) Doing the right thing for a client is sadly a competitive advantage.
23.) It’s scary what people do for the love of money and their ego.
24.) It’s good to delegate what you hate doing and what you’re not good at doing and focus on what you are really good at.
25.) It’s worth taking a moment to have a cup of coffee.
26.) It’s worth letting an appointment run longer to get to know someone.
27.) There are a ton of awesome people out there!
28.) The greatest thing I gained from real estate is not the money. The greatest things I gained are relationships, personal growth, and experience that I can draw on for the rest of my life.

How to Write the Perfect Thank You Note
Although many of us tout the beauty and warmth of a handwritten note, it’s hard to find the time to actually sit down and send them out. However, what better time of year to express your gratitude than during the holiday season?

If you do not get Inman news, I will be glad to email you the articles.

How to defend your online reputation
A review and testimonial are completely different things and should be strategized accordingly.
In a previous week’s column, they talked about how to get reviews and where to have them published.
They’re similar, but have some significant differences: Testimonials are gathered, owned and managed by the business that provided the service/product (you). Reviews are collected and managed by a third party, without the business being involved in the process (third-parties like Zillow, realtor.com, Yelp, Facebook, Google).

I may have a referral for you!!!

I have one client that would like to buy investment property up to $400K that has a positive cash flow along with some appreciation. Is that possible in your market in a decent neighborhood? If so, please get back to me with more specific info. Bonus points for a good property manager referral.

Struggle making calls during the Holidays?
Here is another reason and a script.

From Julie Batson Burton:
Let’s talk about phone calls. I know I should be calling my clients and sphere all of the time and sometimes I struggle with it because I don’t want to bother them or interrupt them or I’m not always 100% sure of what to talk about, BUT…
I called a past client tonight who has been on my mind. She started crying on the phone and said I was an answered prayer. She said this time of year was really hard on her (she is an older single woman) and she had been praying for someone to remember her.❤️

I challenge you tomorrow to pick your phone up and call the person that comes to your mind as a, “I was just thinking about you…”
You have to keep it short- for you AND for them because if you talk for 30 minutes, they won’t pick the phone up the next time you call. I have been taught the following:

Julie: Beth, how are you? Do you have just a minute?
Beth: Hey Julie! Yes I do.
Julie: I just wanted to call real quick because I’ve had you on my mind. How are the kids?
Beth: Jon is coming home from college this week and Susie is finishing up finals. I’m ready for them to be out. How are your kids?
Julie: Mine are ready for break and to see Santa! What do you have planned for the holiday?
Beth: we are just going to my mom’s house and then resting at home.
Julie: That sounds perfect! Well Beth, I told you I wouldn’t keep you long, but I just wanted to check in since you were on my mind. I hope your family has a Merry Christmas! It was so good talking to you!
Beth: You too, Julie! Thanks for calling! Bye

I’ve learned this – we only think we are bothering them because we’re thinking of ourselves. If we intend to call to genuinely ask how they are, we won’t think that way. Talk about everything EXCEPT real estate.
